I have heard that property taxes can be more than double on similar properties for Canadians than for florida residents.

not true at you you just will not get a homestead exemption break that they get after owning 5 years or longer

Florida residents do enjoy a reduction in taxes IF it’s their homestead. Otherwise taxes would be the same. Out of state property owners don’t pay a higher rate just because they are out of state.

Florida residents get a homestead exemption for their primary residences. The state has laws regarding how many months of the year you must live in the home to consider it your primary residence. A homestead exemption deducts the first $25,000.00 from the value of your home, so for example, a home valued at $100,000.00 would only be taxed on $75,000.00.

If a Floridian owns a second home, the tax rate is the same as for a foreigner who owns vacation property in Florida. It’s not that we charge Canadians more, it’s just whether the home is considered a vacation home.

Yeah, the reason for that you are only here for the winter and not for the whole year like those that are florida residents. Why should you guys get the same perks for a second home and only live there half the year and then drive around town as slow as possible while people that live here all year round are trying to go to work but are stuck in traffic because of all you snowbirds!

I own two homes one in florida and one in another state. Besides loosing the homestead exemption your rate is a bit higher. If I remember correctly my tax % rate is about 3-4 % more than my neighbors because it is a second home. Also home owners insurance will be more than someone who resides in the home year round.
